Alpine Income Property Trust, Inc. is a real estate investment trust that owns and operates a portfolio of commercial net lease properties all located in the United States. The Company is primarily engaged in acquiring and managing the retail real estate segment. The Company's investment objective is to maximize cash flow and value per share by generating growing cash flows and risk-adjusted returns through owning, operating and growing a portfolio of net leased commercial properties. The Company's properties are primarily leased to industry-focused, creditworthy tenants, and others. Its portfolio consists of approximately 148 net leased properties located in over 106 markets in approximately 34 states. The properties in its portfolio are primarily triple-net leases, which require the tenant to pay all of the property operating expenses, such as real estate taxes, insurance, assessments and other governmental fees, utilities, repairs and maintenance and certain capital expenditures.
