1241 ET - Sellers came to the forefront in September as mortgage rates hit a 24-month low following the Fed's jumbo rate cut of 50 bps. According to Realtor.com, newly listed homes increased by 11.6% compared to last September, a significant reversal from the 0.9% decrease in August, while actively listed homes rose 34%. Sellers, especially those who are locked into a low rate, have been waiting for market conditions to change. The median listing price last month was $425,000, down 1% on the year. New listings were up 11.6%, and the median days of a home on the market was up 7 days to 55 days. Markets where homes are more expensive saw the most growth in new listings, perhaps because buyers in these areas see the biggest impact from falling mortgage rates. (chris.wack@wsj.com)

1113 ET - Amid rising home prices and mortgage rates, real estate investors can still find hidden gems in affordable metros across the country, with Dayton, Ohio, standing out as the top destination for property investment this year, Realtor.com says. Other top U.S. markets for real estate investment are located the Midwest and Northeast regions, including Rochester, N.Y.; Cleveland-Elyria, Ohio; and Pittsburgh. With low vacancy rates and strong demand, these markets offer a great mix of affordability and growth potential for rentals. The top markets for real estate investment are noted for their affordability, low rental vacancy rates, rising rents and sustained buyer demand, making them prime candidates for investment. Rental vacancy rates in these hotspots averaged just 4.8% so far in 2024, well below the national average of 6.6%, signaling a strong rental market with minimal property turnover.
